Land for Self-Build

Self-Build is not just about someone wishing to build there own home on land they own or wish to buy. Self-Build is a specific planning term which means that the plot would be for the person who intends to live there, there is no requirement for them to build the home or be involved with the construction.

We work with land owners who wish to obtain permission for single plots or multiple plots, we advice on the likelihood of success with planning permission and undertake all the work required as part of the planning application, as we are planning experts. If permission is refused we can also undertake an Appeal.

If permission is approved you may want to sell the plot(s) and we can assist and provide the services needed for this as well as to help with the sale agreement. We can also help the person purchasing the land with their next steps as well in relation to the detailed design process.

Councils have requirements to provide for self-build plots and typically self-build plots achieve high sale values for the land owner. Those who purchase self-build plots and meet the requirements will also save Community Infrastructure Levy (CIL) charges that a housebuilding company would need to pay if the plot is not being provided as self-build. As such self-build is a fantastic way to provide a home and achieve a high value for land.
